Get your NIE numberYour Spanish tax identification number — required before you can sign anything. We guide you through obtaining this from Spain or via the Spanish consulate in Dublin.

Open a Spanish bank accountYou’ll need one to pay for the property and cover ongoing costs like utilities and community fees.

Arrange your budgetBuying cash or need a mortgage? Non-resident mortgages are available up to 70% of the purchase price.

Find your propertyBrowse our listings online or visit Murcia for a guided viewing trip. Many Irish clients fly over for a long weekend and make their decision on site.

Sign the reservation contractA deposit secures your chosen property while contracts are prepared.

Complete at the notaryFinal signing before a Spanish notary. If you can’t travel, power of attorney allows a local representative to sign on your behalf.

What Are the Costs?

Allow approximately 10–13% on top of the purchase price to cover transfer tax, notary and registration fees, and legal fees if using a solicitor. We are always transparent about costs upfront — no surprises, no hidden charges.
